Slipped, cracked and missing slates and tiles replaced and secured, with ridges, hips and verges put right.
Slates and tiles put back properly
Ayre Roofing repair slate and tile roofs across Exeter: slipped and broken slates, cracked tiles, loose ridges and failed verges. We match what's already on your roof and fix the cause, not just the slate you can see from the garden.
One slipped slate doesn't sound like much. But the gap it leaves lets rain onto the felt and battens underneath, and in a South Devon winter that soon turns into a damp patch indoors.
Why slates and tiles slip
On older slate roofs, the usual cause is the nails rusting through, sometimes called nail sickness. The slate is fine, but nothing is holding it. We refix single slates with slate hooks or straps. When it's happening across the whole roof, we'll tell you honestly that a re-roof is the better buy.
On tiled roofs, it's more often cracked tiles, weathered mortar on ridges and hips, or verges that have lost their pointing. Ridges can be re-bedded or changed to a dry-fix system so they don't need repointing again.
Matching your roof
Exeter has natural slate, clay plain tiles and every kind of concrete interlocking tile. We match colour, size and profile, using reclaimed material where that's the right look.

Slate and tile repairs: common questions
Can you match my old slates or tiles?
Usually, yes. We match size, colour and profile, and use reclaimed slates or tiles where new ones would stand out.
What is nail sickness?
It's when the nails holding slates rust through with age. The slates start slipping one by one. A few can be refixed; if it's all over the roof, re-roofing is usually better value.
Is it worth repairing an old slate roof?
If the slates themselves are sound and the problem is local, yes. If the nails have failed across the roof or the battens are rotten, we'll tell you a re-roof makes more sense.
Do you need scaffolding for a few tiles?
Not always. It depends on the height, the roof and safe access. We'll tell you what's needed when we quote.
How much does it cost to replace a few slates?
It depends on how many, where they are and the access. We give a free, no-obligation quote, and small jobs are welcome.
